Phoenix area real estate agents and home buyers contact us during the home buying process and have us inspect sewer lines.
Often, when buying a home, the people purchasing the home make an offer contingent upon various home inspections. Obvious inspections include the structural integrity of the home, checking out the roof, electrical, looking for termites, and other unpleasant surprises that a new homeowner doesn’t want to deal with. Another inspection which is not as common but can save a lot of headache down the road is a sewer inspection. Some home inspectors offer camera inspections of the sewer, some do not, and some people prefer a plumber does the inspection.
What is involved with this camera?
We insert a camera on the end of a “snake”. This camera can travel the better half of a football field and twist and bends through pipes like a snake. At the very end of this snake is a camera which allows us to see what is going on in your sewer lines. We’re usually looking for debris or tree roots. Tree roots can grow in lines for years! You just never know what you’ll find in a sewer line; there are all kinds of problems they can develop.
Should home buyers get this inspection?
I tell everyone if the home is over 15 years old to definitely get this done. Even if the home is newer a good inspection offer peace of mind. A simple $200 inspection will reveal any upcoming problems. We have had inspections save home buyers $5,000 – $10,000 on several occasions.
